The Challenge

The project involved the shell and core construction for a new, high-specification Emirates Lounge. The primary challenge was establishing the fundamental structural integrity and installing the central, base-building MEP (Mechanical, Electrical, and Plumbing) plant within a live airport environment. This required precise coordination to interface with the existing terminal infrastructure, strict adherence to master programme milestones to enable subsequent fit-out phases, and executing all work to the exceptionally high standards demanded by the Emirates brand, all while managing the complexities of a constrained and operational site.

Our Approach

Our approach was rooted in rigorous pre-construction planning and seamless integration with FADO’s overall project vision. We employed a highly collaborative, BIM-led methodology from the outset, ensuring the structural and MEP designs were fully coordinated with the existing airport utilities and the future fit-out requirements. Through detailed, phased programming and proactive stakeholder management, we ensured that critical structural milestones were met, and the central plant was installed and tested efficiently, creating a robust and ready ‘box’ for the next stage of development.

Results & Impact

The project successfully delivered a complete, watertight, and serviced shell and core structure on schedule. This provided FADO and Emirates with a flawless and fully prepared foundation, allowing the specialist fit-out team to commence their work without delay or unforeseen complications. The impact was a de-risked critical path for the entire lounge project, ensuring the final high-quality passenger environment could be delivered as planned. This precise execution in the foundational phase safeguarded the project budget and timeline, ultimately contributing to the successful and timely opening of a world-class lounge facility.
