The Challenge

The project required the detailed civil and structural (STAL) design for a new Marriott hotel development, to be submitted for Planning Condition Resolution (PCR). The key challenge was navigating the stringent requirements of the local planning authority to gain full discharge of conditions, while ensuring the technical designs were fully coordinated with Marriott’s strict brand standards, buildability, and programme constraints. This demanded a design that was not only structurally sound and compliant but also commercially viable and aligned with the project’s critical path.

 

Our Approach

Our approach was collaborative and data-driven, working in lockstep with Marriott Civil and the wider project team. We developed a fully coordinated civil and structural design package, utilising 3D modelling to ensure seamless integration with architectural and MEP services. Our process involved rigorous iterative reviews, proactively addressing potential planning concerns and ensuring all calculations, drawings, and specifications met the precise criteria set out by the planning authority and Marriott’s global design guidelines.

Results & Impact 

The project successfully delivered a comprehensive and approved STAL design package, leading to the timely and full discharge of the planning conditions. This provided Marriott Civil with the critical green light to proceed to the construction phase without delay. The impact was a de-risked project timeline, giving the client and main contractor confidence in a constructible, compliant, and cost-effective foundation for the build. This precise early-stage engineering work laid the groundwork for a safe, efficient, and successful construction phase for the new flagship hotel.
